What is a Pre-listing Inspection good for?

To ensure that one gets the best possible price for a home, they have a pre-listing inspection performed before getting the realtor to list it.

The inspection will educate you as to its present condition. If any work has to be done you can have it completed on your own schedule. With repairs completed before your home is put on the market, you can set a realistic price.

Now-a-days, more and more contracts are conditional upon completion of a satisfactory inspection. ‘Satisfactory’ does not mean that your home was without problems, nor that it was falling apart. It simply allows the buyers to say that they were 'not satisfied', and subsequently get out of the deal. They may have simply changed their minds, but the house was OK.
