"Why inspect?" We hear it all the time!

If you don't know the answer to "Why inspect?" then read on. The value and necessity of a professional home inspection on an about-to-be-purchased home cannot be overstated.

Many home purchasers, either in their desire to save a little money, or because they are unaware, have spent large sums of money repairing items that any good home inspector would have discovered. The home inspector checks the condition of the major systems of the house including the structure, exterior, windows, foundation, roof, garage, electrical, plumbing, heating and air conditioner, attic and basement or crawlspace.

The inspection may take somewhere between 2 to 3 hours, providing ample time for you to ask questions about repairs and maintenance of the home. Although you can receive a field report highlighting any problem areas, you should receive a comprehensive report complete with pictures and illustrations within 24 hours.

Efficiency can damage your roof

Sometimes being green may have a negative effect on your home. In this case, the solar heating materials on the roof are covering shingles, offering additional penetrations and likely causing more wear than they should. And, an inspector cannot provide a complete report because he cannot see underneath.

Inspections are designed to disclose defects in the property that could affect its safety, livability, or resale value. They are not designed to disclose cosmetic deficiencies. And the inspector will not be going into prohibited areas, nor moving anything that may compromise the inspector’s safety.
